Market Update: Trends for homes in the Jacksonville area

After a slower winter season, single-family home sales picked up in a big way across the Jacksonville area in March—even as prices saw a slight dip.

According to the latest data from the Northeast Florida Association of Realtors (NEFAR), closed sales jumped 35.7% from February, with 1,784 homes sold. New listings also climbed by 10.6%, bringing 3,656 new properties to the market.

“Interest rates are about where they were before Covid, but today’s home prices have settled into a new normal,” said NEFAR’s 2025 President Mario Gonzalez. “Recent price drops have reignited buyer interest, and we’re seeing more showing requests and busier open houses.”

The number of active listings rose 10.2% month-over-month to 8,258 single-family homes—and compared to March 2024, inventory is up a huge 63.3%.

Here’s how each county stacked up in March:

Duval County:

  • Median home price dipped 3.6% to $320,000
  • Closed sales jumped 38.7% to 967 homes
  • Active inventory rose 10.8% to 4,019 homes (a 4.2-month supply)

Clay County:

  • Median price rose 7.7% to $379,990
  • Closed sales climbed 39% to 253 homes
  • Inventory grew 5.1% to 1,126 homes (4.5-month supply)

St. Johns County:

  • Median price held steady at $549,000
  • Closed sales increased 34% to 415 homes
  • Inventory up 14.2% to 2,258 homes (5.4-month supply)

Putnam County:

  • Median price dropped to $235,000
  • Closed sales rose to 40
  • Inventory increased slightly (0.4%) to 269 homes (6.7-month supply)

Nassau County:

  • Median price surged 12% to $515,000
  • Closed sales up 9.4% to 93 homes
  • Inventory up 7.4% to 506 homes (5.4-month supply)

Baker County:

  • Median price fell 0.5% to $310,000
  • Closed sales increased to 16
  • Inventory reached 80 homes (5-month supply)

Overall, the median sales price for single-family homes across the six counties slipped 1.8% since February, landing at $379,995—highlighting a market that’s growing in activity while prices are showing a bit of breathing room.
