If a property is overpriced, the first 48-72 hour window is often wasted because buyers and realtors skim past those over priced listings. Sellers unfortunately then perform “price drops” which reactivates the hot sheet alert. However, the price drop alert often doesn’t receive as much attention as a new listing alert. Secondly, price drops often reflect poorly on a property as to having trouble selling which warranted the price drop. Some Buyers may overlook these price drops and others may take it as an opportunity to start low balling offers.
