$4.3M Auditorium Approved for World Golf Village Retirement Community
St. Johns County has approved plans for a new 300-seat auditorium at Westminster St. Augustine, a retirement community located in World Golf Village.
The 11,290-square-foot facility—described in plans as a cultural enrichment center—received a $4.33 million building permit issued to Clancy & Theys Construction of Winter Garden for work at 241 Towerview Drive. Construction officially began with a ceremonial groundbreaking held in late April.
Once complete, the standalone venue will include full accessibility features, audiovisual technology, a pantry, backstage space, a pre-function area, and an atrium-style reception area, according to the county.
The project adds to the growing wave of development in the World Golf Village area. Recently, county commissioners approved plans for up to 295 townhomes on 53 acres near Interstate 95—favoring a less dense residential proposal over a larger-scale commercial option due to traffic and intensity concerns.
Additionally, a $2.9 million Rivian service center has been approved nearby, with a construction permit issued Oct. 15 for 245 Foundry Lane, near Tocoi High School.
IWG Expands North Florida Presence with New $950K Coworking Space near World Golf Village
International Workplace Group (IWG), a global leader in flexible office solutions, is continuing its expansion across Florida with plans for a new $950,000 coworking space near World Golf Village.
The Switzerland-based company, known for brands such as Regus and Spaces, launched a major statewide growth initiative in late 2024, targeting roughly 150 Florida locations—25 of which are planned for North Florida.
The upcoming site, located at 190 Registry Blvd., Suite 101, will operate under the Regus brand, according to county permit filings. It’s one of several new additions IWG has planned for the region, as part of its larger push to open 33 new coworking centers across the state, including about five on the First Coast.
Founder and CEO Mark Dixon said Florida’s booming business environment and growing population make it a prime market for expansion. “Florida is an ideal place to grow,” he said. “It’s home to 22 Fortune 500 companies, including several in Jacksonville, and continues to attract new residents and businesses at record pace.”
According to an October 2025 report from CoworkingCafe, coworking now accounts for more than 150 million square feet of office space nationwide—a figure that continues to grow as companies seek flexible lease terms and hybrid work models.
IWG’s latest growth is tied to the rising popularity of the “15-minute city” concept—the idea that people should be able to live, work, and access key amenities within a short walk or bike ride of home. Dixon said this trend is reshaping how and where companies invest in office space, especially across North Florida.
The company’s expansion also reflects the post-pandemic shift in workplace preferences. “Workers today want flexibility and proximity,” Dixon said. “It’s no longer about choosing between home and the office—it’s about finding that third option: a professional, local workspace close to where people live.”
Founded in 1989, IWG operates more than 4,000 locations worldwide, including 1,500 in the U.S. The company’s portfolio includes Regus, Spaces, Signature, and HQ, and it aims to establish roughly 125 coworking locations across Florida.
