Two St. Johns County Housing Developments Advance
St. Johns County housing developments are advancing through the agricultural enclave certification process. On October 20, commissioners approved applications for Carter Road Associates and Star IV.
Carter Road Proposal Includes 260 Homes
Carter Road Associates covers approximately 200.75 acres west of Thompson Bailey Road. The proposal includes 260 homes and preserves at least half the property as open space. Commissioners approved the certification in a 4–1 vote.
Star IV Receives County Approval
Star IV covers approximately 70.83 acres near State Road 16, south of Grand Oaks. Toll Brothers proposed just under 200 homes. Commissioners approved the certification in a 3–2 vote.
What These Decisions Mean for St. Johns County
These approvals highlight changing residential land use across Northeast Florida. However, certification does not guarantee final development approval or building permits. Pacetti Oaks was continued during the October 20 meeting but later appeared as approved on the county portal.
