1. Pearl Square / Gateway Jax

Pearl Square is a major mixed-use development under construction in Downtown Jacksonville in 2026.

The project is transforming approximately nine Downtown blocks into a walkable neighborhood with residential, retail, dining, hospitality, and public spaces.

Gateway Jax now describes Pearl Square as a nearly $1 billion development. Plans call for more than 1,250 residential units, a boutique hotel, and more than 200,000 square feet of retail and dining space.

Public areas will include parks, widened sidewalks, outdoor dining, and gathering spaces. Vandeveer, the project’s first residential building, is expected to open in October 2026, with additional Pearl Square components continuing through development.

Pearl Square is already contributing to Downtown Jacksonville’s residential and mixed-use growth.

2. RiversEdge: Life on the St. Johns

RiversEdge: Life on the St. Johns remains a major mixed-use development taking shape along Jacksonville’s Southbank riverfront.

The development occupies more than 30 acres and has a reported investment of approximately $693 million. The Downtown Investment Authority currently lists the project as under construction.

Current project plans include residential, hotel, office, retail, public park, and riverfront amenities. The DIA describes plans for 950 residential units, 147 hotel rooms, 200,000 square feet of office space, 134,000 square feet of retail, and a 125-slip marina.

The riverfront plan also includes more than four acres of public parks, a marsh boardwalk, an extension of the Southbank Riverwalk, a kayak launch, and other water-access features.

Construction is underway, with Toll Brothers already building townhomes within the larger RiversEdge development.

3. Southbank Residences

Southbank Residences is a major residential project rising along Jacksonville’s Southbank.

The $202 million development will deliver 395 residences across two buildings. One building will be an eight-story mid-rise, while the second will rise 25 stories.

The project also includes approximately 4,500 square feet of ground-floor retail. Planned amenities include a resort-style pool and rooftop resident lounge, along with a 601-space parking garage.

Related Group broke ground on the project on May 20, 2026. Construction is expected to take approximately 30 to 36 months, with completion targeted for late 2028 to early 2029.

Southbank Residences adds another major residential project to the riverfront and reinforces the continued expansion of housing in Downtown Jacksonville.

4. EverRange

EverRange is a major master-planned community expanding residential development in South Jacksonville.

The community spans approximately 1,000 acres and is planned for about 1,500 homes in its initial phase. It is located near Philips Highway/U.S. 1, between eTown and Nocatee.

EverRange is now active, with its first neighborhoods open and model homes available in 2026. The community includes multiple residential enclaves, trails, recreation areas, and The Grove amenity center.

The development also emphasizes preservation, with 50% of the property planned to remain as green space and natural preserve.

In August 2026, permits were issued for a 275-unit apartment community within EverRange. The project is the first multifamily development planned within the master-planned community.

With homes, multifamily housing, amenities, and future commercial connections, EverRange is becoming an important part of South Jacksonville’s continued growth.

5. Former Adventure Landing Site in Jacksonville Beach

The former Adventure Landing property in Jacksonville Beach is now under construction as a new multifamily and mixed-use development.

Trevato Development Group broke ground on July 1, 2026, for a 415-unit residential community at 1944 Beach Boulevard. The approximately $120 million project will include market-rate and workforce housing.

Plans call for approximately 1,800 square feet of ground-level retail space and a viewing platform overlooking the Intracoastal Waterway. The community will offer a mix of one-, two-, and three-bedroom apartments.

The project is replacing the former Adventure Landing site with new housing and commercial space near the Beach Boulevard Intracoastal crossing.

Construction is now underway, with pre-leasing expected to begin in early 2028.

6. eTown Medical Office Development

Jacksonville’s continued growth is also supporting new commercial development, including a medical office project in eTown.

Corner Lot and Corral Ventures closed on their joint development of a new medical office building at 11251 Network Drive in March 2026.

The project will occupy a 1.5-acre parcel and include approximately 20,000 square feet of medical office space. The developers have said additional details about the timeline, design, and future tenancy will be announced as they become available.

As of August 2026, the project has been announced and the development partnership has closed, but the available announcement does not confirm that vertical construction has begun.

The project reflects the growing demand for healthcare and other commercial services within Jacksonville’s expanding eTown area.

7. Four Seasons Hotel and Private Residences

The Four Seasons Hotel and Private Residences is under construction as part of the Jacksonville Shipyards redevelopment along the Northbank.

The project includes a 170-room Four Seasons hotel and 26 private residences near EverBank Stadium. Amenities include restaurants and lounges, a spa, fitness facilities, pools, and event spaces.

Residential sales launched in January 2026, with the 26 private residences marketed as a luxury offering within the Downtown riverfront development.

Construction is continuing, with completion currently targeted for 2027. The project is adding a major luxury hospitality and residential component to Jacksonville’s Downtown riverfront.
