A turn in the market for Jacksonville

After years of soaring prices, Jacksonville homebuyers may finally see some breathing room ahead.

A new outlook from Realtor.com points to 2026 as a potential shift in the housing market, with conditions easing away from a seller-dominated environment and moving toward a more even playing field.

“For a while, sellers really held the upper hand,” said Joel Berner, senior economist at Realtor.com. “Homes were hitting the market and selling within days—often tens of thousands of dollars above the asking price.”

That pace has cooled significantly. Realtor.com’s forecast identifies 2026 as a year of market rebalancing, as rising inventory gives buyers more negotiating power and puts pressure on prices to stabilize.

“The market has slowed,” Berner explained. “Buyers now have more homes to choose from, and pricing has become more reasonable compared to a few years ago.”

On a national level, home sales are expected to increase by roughly 2% next year, with modest price growth continuing. Jacksonville, however, is projected to trend differently.

Local home sales are expected to drop nearly 7%, while prices in the Jacksonville area could decline between 1.5% and 2%. That contrasts with a projected nationwide price increase of about 2.2%.

According to Berner, the main driver behind Jacksonville’s shift is inventory.

“Jacksonville—and Florida overall—has seen inventory rebound much faster than many other markets across the country,” he said.

This increase in available homes is expected to improve affordability, particularly for buyers who have struggled to enter the market.

“Affordability should improve in 2026,” Berner noted. “Lower mortgage rates are a big part of that.”

Mortgage rates are projected to average around 6.3% in 2026, lower than earlier this year and potentially even lower at the start of the year. Homes are also staying on the market longer, another signal that the market is cooling.

While the outlook favors buyers, sellers may need to rethink their pricing strategies.

“If you believe your home is worth $500,000, pricing it at $550,000 and slowly reducing it isn’t effective,” Berner said. “That approach can cause listings to linger and raise red flags. Competitive pricing from day one is key.”

Economists aren’t predicting a sharp drop in prices or a market crash. Instead, they say the housing market is gradually returning to conditions closer to pre-pandemic norms, with a healthier balance between buyers and sellers.

For Jacksonville residents who have been waiting or felt priced out, that shift could make 2026 a year full of new opportunities.
