Nearly 950 single-family homes approved across five new Jacksonville subdivisions

Jacksonville continues to see steady growth in large-scale single-family residential development, with multiple projects of 100 homes or more moving forward.

Since December 2025, the city has approved civil plans for 937 single-family homes across five separate subdivision developments. The approved projects include a 267-home Southside development by ICI Homes, the 209-home Summerglen subdivision by Coastland Group, Baldwin Point Station, a 170-home project by Garden Street Communities, Eagles Glen by Dream Finders Homes, and the 121-home Trout River development by CityGate Partners LLC.

The Southside project by ICI Homes will expand its Seven Pines community, located off Stillwood Pines Boulevard. Civil plans prepared by England-Thims & Miller Inc. were approved Dec. 31 and cover two phases totaling 267 homes. ETM is also serving as surveyor and landscape architect, while Basham and Lucas will provide architectural services. Once fully built out, the three-phase development will include 471 single-family homes on roughly 140 acres, featuring approximately 3.6 acres of common space and a 21.2-acre amenity village.

Summerglen, a 209-home subdivision developed by Coastland Group, will be located at 8151 Garden St. in Jacksonville’s Spaulding neighborhood on the Northside. Plans drafted by Ray Thompson Surveying Inc. show the community situated near the Trout River and incorporating two stormwater retention ponds.

On the Westside, Eagles Glen will rise at 3950 POW-MIA Memorial Parkway. Developed by Dream Finders Homes, the project will include 130 detached single-family homes, 40 attached single-family units, and 220 townhomes. The development will border a McGirts Creek tributary and encompasses approximately 119.4 acres of buildable land, according to civil plans.

Beyond the projects already approved, an additional 1,360 single-family homes across six developments are currently under civil plan review.

The largest project still pending approval is Copper Ridge, a 310-home development by Oakleaf Investors LLC, an inactive entity associated with St. Augustine-based Alsop Companies LLC. Copper Ridge is also planned for Jacksonville’s Westside.

Another major project awaiting approval is the third phase of Kings Creek, a development by Tampa-based Eisenhower Property Group that would add 445 single-family homes to the area.

Previously, the Business Journal reported that the city approved nearly 1,200 single-family homes across six projects in November.
