St. Johns County has signed off on roughly $10 million worth of amenities for The Landings, a growing residential community in the northwest part of the county.
The county issued two permits this week for community buildings within The Landings at Saint Johns, a Pulte Homes development. The plans include a 14,296-square-foot clubhouse at 10 Lagoon Club Drive, valued at $7.3 million, and a 4,787-square-foot fitness center at 15 Lagoon Club Drive, valued at $2.45 million. Both projects will be built by Jacksonville-based Dicky Smith & Company Inc.
The Landings will include a 55+ neighborhood called Del Webb Saint Johns in addition to traditional single-family homes. Buyers will have options for one- and two-story floor plans on 50-, 60-, and 65-foot homesites with either water or preserve views. Residents will also have access to an almost 8-acre amenity campus featuring a clubhouse, pool, walking trails, and more.
Approved for rezoning in 2023, The Landings at Saint Johns and its sister community, The Landings at Greenbriar, came with a commitment from the developer to fund an $11.5 million road project to ease traffic impacts from the developments. At full buildout, The Landings at Saint Johns is expected to feature up to 761 homes across 581 acres.
Separately, the county has also approved a $6.9 million permit for a 95,000-square-foot self-storage facility on State Road 16. That project will be handled by WIMCO Corporation, a North Carolina-based contractor.
