The development, called Breakwater Villas, will be the builder’s first project in St. Johns County, with sales anticipated to begin in summer 2026. Located just blocks from the ocean at 28 Castillo Vista Way, the community will offer residents walkable access to the shoreline.
Century Communities regional president Greg Ott said the company is excited to bring an upscale townhome option to Vilano Beach, highlighting the location and proximity to the water as key features of the project.
The three-story townhomes will begin at approximately 2,700 square feet and include three bedrooms, private elevators, rooftop terraces, and either two- or three-car garages. In addition to high-end interior finishes, the community will feature shared amenities such as a clubhouse and swimming pool.
The 2.32-acre property is owned by New York–based TPG Angelo Gordon Essential Housing Fund III, which acquired the site for $11.51 million on January 7. County records show plans for 50 townhome sites, each ranging from 0.03 to 0.04 acres.
A model home for Breakwater Villas is expected to be unveiled in the near future.
