After fully leasing out its first Town Center retail building, Jacksonville-based Ashco Inc. is preparing to start construction on a second project at the former Wendy’s location it purchased in February. The company announced on Aug. 23 that it will build “Town Center II,” a 16,000-square-foot development at 4907 Big Island Drive, with completion expected in spring 2024. The old Wendy’s building will be demolished to make way for the new space.
This new project sits next to Ashco’s first building at 4853 Big Island Drive, which the company says is fully occupied and even has a 10-year waitlist. That existing 13,200-square-foot center, Town Center Plaza, is home to Modani, Amara Medical Spa, Mayday Ice Cream, DOS Coffee and Talkin’ Tacos.
Ashco says Town Center II will sit at a prime corner — the signalized intersection of Big Island Drive and Buckhead Branch Drive — in the heart of St. Johns Town Center. Renderings show a modern design with glass storefronts on three sides. Plans outline a total of 16,063 square feet, including 14,063 square feet on the first floor and a 2,000-square-foot second level on just over an acre. Almond Engineering is listed as the civil engineer, and the plans indicate potential restaurant use.
According to a deed filed Feb. 8, Ashco bought the property through Mant Capital Group LLC from A&C Ventures of Sonoma, California, for nearly $1.42 million. County records show the former 3,502-square-foot Wendy’s was built in 2005 on a little more than an acre.
For its first Town Center development, Ashcenter at St. Johns LLC purchased the former Thomasville furniture store site near The Markets at Town Center in August 2020 for almost $2.3 million. Ashco’s president, Edward Ashurian, manages the LLC that acquired both properties.
